Sands were commissioned in 2016 by Baker Estates Ltd to undertake both infrastructure and structural design packages on their high end housing development of 75 units located on the outskirts of Totnes. Baker Estates focus on this site was to achieve a high quality development, with this being at the forefront of the design process. Significant thought was put in to the exact location and elevation of each property in order to maximise the views of the neighbouring countryside and local points of interest. This presented unique challenges in terms of external level design and providing suitable retaining solutions.

Bespoke structural design was also required due to the nature of the housing design, with open plan 'barngalows' designed to mimic the aesthetics of farm buildings, paying respect to the original land use and large glazed frontages adding a modern twist.

One of the unique focal points of this development is the thatched unit located within the heart of the site.

The site manager for this development has also been presented a Pride in the Job award from the NHBC who have recognised the quality of the estate.
