Little Cotton Farm, Dartmouth
As part of our ongoing relationship with Baker Estates, we were commissioned in 2018 to provide infrastructure engineering services for both the planning and detailed design phases of their 450 unit housing development in Dartmouth, Devon. The target for this scheme was to provide both high quality and affordable housing to the local area, comprising of 2, 3, 4 & 5 bedroom homes.
This scheme incorporates a number of SuDS features, including two attenuation basins and numerous individual plot and shared soakaways, where feasible.
There are two access points to the development; a roundabout and a ghost island right turn lane. Both elements presented unique challenges, particularly the roundabout which accommodates an existing access serving a commercial estate and supermarket to the north. Given the existing levels in this area, a lot of thought was put into catering for the constraints (including existing below ground services) whilst still achieving suitable access to the site. The development also includes provision for future commercial development, including two care home schemes for which Sands have also provided reserved matters planning support.
The site manager for this development has also won an NHBC Pride in the Job award, recognising the high standard of construction on this scheme.
